1) - PROPERTY FEATURES
Property features, such as number of rooms, beds, number of persons allowed, shall be indicated on the Booking Confirmation that the Agency shall send to the Customer via email. Any alteration to it must be authorized by written approval of the Agency.
2) - CONTRACT OF HIRE
The AGENCY arranges bookings of holiday properties and receive payment of the hires as Agents for holidaymakers. The Agents do not own or manage the property in any way. The use of the property is subject to the terms of the Owners of each property.
All our proposals are privately-owned properties and therefore, from time to time, owners may make changes to their homes and to its contents
The Customer shall occupy the property for holiday purposes and no other and shall leave the property on the date of expiry of the contract of hire, with no need of any further notice.
3) - HOW AND WHEN TO BOOK
The Customer shall book his holiday period with the Agency, which will provide the Owners with a prompt notice. Every booking must be made either by fax (+39 583 471928) or by email through the website at: info@holidaysinlucca.it .
4) - PAYMENT - BOOKING CONFIRMATION
A non-refundable deposit of 30% of the total cost, to be made by either postal order or bank transfer, is required to secure your booking; the final payment shall be settled three days prior to the hire commencement date, by the same means of payment .
The Customer shall print and fill in our Booking Form and shall send it by fax (+ 30 583 471229), along with a copy of the payment receipt and a copy of his valid Identity Card (front/back).
On receipt of the depositt and/or the full settlement, the Agency will sent to the Customer a booking confirmation by email, which shall be printed and showed to the Agents upon arrival of the Customer .
5) - MINIMUM/MAXIMUM LENT TIME
Minimum lent time is, generally, fixed in one week, from Saturday to Saturday, while the maximum lent time must not exceed thirty days.
6) - ARRIVAL AND DEPARTURE TIMES
If not differently specified, the property will be available for occupation from 3.00 pm and 7.00 pm (local time) on Saturday and must be vacated by 10.00pm of the day of departure (Saturday).
Any alteration to the arrival and /or departure date must be communicated to the Agency at least 3 days prior the date of the arrival and must be approved by the Agency.
In case of impredictable delays on the day of arrival, the Customer shall notice the Agency (telephone numbers: 0583/471929, +39 393 9404376, + 39 340 1846482) as soon as possible. The Agency will not be held responsable of any contingent expenses deriving from this delay.
7) - UPON ARRIVAL
Upon his arrival, the Customer must show the Agents a valid Identification Card to allow the Agency to complying with the necessary formalities.
8) - CAUTION MONEY
Upon collection of the keys, the Customer shall pay a sum to the Owner as a caution money . This figure will be held by the Owner against damage to the property, furnishings, excessive cleaning requirements, etc. and it will be returned to the Customer at the end of his stay
The Agency will not allow any Customer to access the property without paying the caution money.
In case of anticipated departure of the Customer, the Agency will refund the money caution to the Customer by post (after having checked the property).
Any disputes regarding the caution money will be resolved between the hirer and the owner . The Agency declines any responsibilities about it.
9) - OCCUPANCY - PETS
Only persons (and animals, where permitted) listed on the booking form may occupy the property. The Customer shall not allow the property to be occupied by more persons (and/or animals) than the maximum specified for the property on the booking form. The Agency reserves the right to refuse admittance to the property to the hirer and their party if they are in breach of this condition ( with resulting loss of all sums paid at that time). The Agents, the Owner or its representative shall have the right to enter the property at all reasonable times during the day for the purposes of inspection.
Pets are permitted in the property only if so stated in the specifications of the property. The number/size of the pets must noy be exceed the number/size specified by the Customer in the Booking Form at the moment of his reservation.
The Customer will be held responsible for taking care of his pets and their behaviour..
10) - CLEANING
Each property is delivered clean and tidy. The Customer must pay to the Agency the sum indicated on the website as "Final Cleaning Expenses". Discharge of rubbish and cleaning of stove, oven, dishes are NOT include in the "Final Cleaning Expenses" .
If necessary, the Agency shall deduct the sum of € 50,00 (fifty Euros) from the caution money.
11) - AMENDMENTS - CANCELLATIONS
For each alteration of a fully confirmed booking, the Customer will pay an amendment charge of 25.00 Euros. Dates and properties CAN NOT BE ALTERED.
For a cancellation of a confirmed booking made by the Customer:
- no later than 30 days prior to the rental period: payment of 30% of the due hire cost;
- between 30 and 15 days prior to the rental period: payment of 50% of the total hire cost;
- between 15 and 5 days prior to the rental period: payment of 90% of the total hire cost;
If cancellation is made less than 5 days before the date of arrival, the full hire cost is to be paid.
In the unlikely event that a property becomes unavailable due to circumstances of force majeur or beyond the control of the Agency, and a fully confirmed reservation (prior the arrival of the Customer or during his stay) must be canceled, the Agency will offer the hirer an alternative accomodation (if available). If the cost of the hire of the replacing accomodation is less than the one already paid by the Customer, he will be reimbursed by the difference.
In the event that no suitable accomodation can be offered, a full refund of monies paid for the property rental will be returned to the Customer.
Any refund, in all cases, is restricted to the property hire costs and the Agency is not liable for any cancellation or administration charges for travel arrangements, etc.
12) - ACCURACY OF INFORMATION
Every property has been seen and checked by the AGENCY. All information supplied by the Agency is given in good faith and is based upon information available at the time. Information and photopraphy contained in the website, to the best of our Agents knowledge, are corrected.
In the unlikely event of complaints about the property and/or its contents, the Customer shall do his best to solve or minimize the problem. In any case, the Customer shall immediately report it to the Agency who will take reasonable steps to solve the matter. The Agency shall not have any liability for any complaint submitted after the completion of the hire period. If the Customer vacated the property prematurely, as a result of any alleged dissatisfaction, shall lose any right to obtain a refundment of the hire cost.
All our properties are privately-owned and can not be classified according to international standards like hotels or residences. However, the Agency does its best to carefully select properties within a reasonable quality range.
As far as the architecture and the furnishings are concerned, they reflect local traditions and the personal taste of the Owners and slight differences with the architecture and/ or traditions of the place of origin of the Customer can not be considered as complaints.
13) - RESPONSIBILITY
Neither the Agency o their representatives can be held responsible for any circumstances beyond their control, including, but not limited to, mechanical breakdown, illness, etc.. .
The hirer, upon collection of the property keys, is responsible for taking all reasonable care of the property and its contents.
Except the case of normal wear and tear, the hirer will be responsible for making good any damage to the property or its contents which has occurred due to neglicence, willful damage or irresponsible behaviour on the part of those occupying the property or their guests.
The Agency declines any responsabilities regarding circumstances of force majeur (wars, strikes or other industrial disputes, natural disasters, fire, weather conditions, etc.) and/or any interrumptions in the supplying of services (water, gas, electrucity,...) |
